This is not a better-or-worse comparison so much as an ordering one. AppFolio built residential first and added commercial; Vespy built commercial and supports residential alongside it. Both are legitimate, and the right answer depends entirely on where the majority of your work is.
A firm managing 400 apartments and two strip centers should almost certainly use AppFolio. A firm managing six office buildings and a handful of residential units above retail should not.
