Accounting
Commercial property accounting, built on the lease.
A double-entry ledger fed by the leases themselves: rent, recoveries, and percentage rent post automatically, and every balance traces to a charge.

Double-entry ledger
Every charge, payment, credit memo, and write-off posts as a balanced entry against your chart of accounts. Posted journal entries are corrected by reversal.
- Chart of accounts with manual journal entries
- Soft close, close with checks, and reopen
- Trial balance and general ledger reports
Commercial AR
Consolidated invoices across a tenant’s leases, numbered credit memos, write-offs, and commercial AR aging. Tenants pay by card or ACH through the portal.
Financial reporting
Profit and loss, balance sheet, and cash flow on a cash or accrual basis, plus budget versus actual and delinquency, each exportable.
Trust and deposits
Separate trust, security deposit, and operating books, owner payables, and a reconciliation of the bank statement balance against the ledger and subledgers.
What it does not do yet
There are no bank feeds, no owner statement generator, and accounts payable is lightweight: expenses and payments without approval workflows. QuickBooks Online receives journal entries one way.
Questions
Can Vespy replace QuickBooks?
For property-level books, often yes. Firms with corporate accounting elsewhere export journal entries to QuickBooks Online instead.
Is the ledger cash or accrual?
Both. Reports run on either basis from the same entries.
Does Vespy reconcile bank accounts?
It reconciles a statement balance you enter against the ledger. It does not import bank transactions.
Stop reconciling in a spreadsheet.
