Mixed-use

Mixed-use property management in one system.

Retail at grade, apartments above, one portfolio. Commercial leases carry full recovery terms, residential leases stay simple, and one ledger holds both.

Stacking and availability report in Vespy listing each space by floor with rentable square feet, tenant, and vacant square feet

Commercial and residential leases side by side

Commercial leases hold suites, recovery terms, escalations, and options. Residential leases hold units, monthly rent, and maintenance. Both bill through the same double-entry ledger.

  • Commercial and residential leases in one portfolio
  • One tenant portal for payments and maintenance requests
  • One ledger, with reports filtered by property

Recover from the commercial space only

Exclude residential units from a recovery pool so CAM lands only on the commercial tenants, each at its own share basis.

When to keep two systems

If residential is most of your work and you need association management, a residential platform may still fit that side better. Vespy has no HOA features.

Questions

Can residential units be left out of CAM?

Yes. Recovery pools can exclude units, so common area costs are shared only among the commercial leases that recover them.

Do residential and commercial tenants use the same portal?

Yes. Tenants of either kind can pay online, see their ledger, and submit maintenance requests from the tenant portal.

Does Vespy do HOA or association management?

No. There is no association management, assessment billing, or violation tracking.
