For owners and landlords

Recover what every lease allows.

Under-recovery is quiet money lost. Vespy applies each lease’s recovery terms in order and shows what expires, and when, across the portfolio.

Lease options, obligations, and critical dates in Vespy, each with a due date, a status, and a reminder lead time

Recovery you can defend

Gross-up, admin fee, base year, and caps run in the order the lease sets. Every reconciliation keeps its trace, so a tenant audit is a document, not a rebuild.

Leases as records, with history

Each amendment writes a new version. You can see what a lease said on any date, and forward billing follows the current terms automatically.

  • Versioned abstracts with amendment history
  • Escalations written into future rent steps
  • Area-based rent roll with rent per square foot

Exposure before it becomes vacancy

The rollover and option exposure report shows expiring area and open options by year. Owners can also see their ledger in the owner portal.

Questions

Does Vespy produce owner statements?

Not yet. Owners can view their ledger in the owner portal, and every report exports to CSV, XLSX, or PDF.

Can I run Vespy myself without a property manager?

Yes. Self-managing landlords use the same lease administration, recovery, and AR features as management firms.

How do I know recoveries are right?

Each reconciliation shows every input and intermediate step. Re-running a prior year and comparing it with your workbook is the usual first check.
